Everything on this site, in the Crim Report, and in my talks is education and opinion. It is not financial, investment, legal, tax, or lending advice. Talk to a licensed professional about your situation before you make a decision with real money.
No earnings claims
I don't promise you'll make money, and nobody honest can. Any stories about my results are mine, they aren't typical, and yours depend on your effort, your market, your timing, and things nobody controls. Most people who try real estate investing don't get rich doing it.
Tools and calculators
Calculators give rough estimates from the numbers you type in. They aren't loan offers, quotes, appraisals, or commitments from anyone. Verify every number with the people who will actually be on your deal.

You're welcome to use the free resources for yourself and share links to them. Please don't resell them, repackage them as your own, or remove my name.
