What’s inside
- The opener. Three lines that get you from “Who’s calling?” to a real conversation.
- Discovery. The four questions I ask every homeowner before I say a word about buying.
- If they won’t sell. Their three real options, laid out honestly. Sometimes the best option isn’t you, and saying so is how you earn trust.
- If they will. How to choose between a walkthrough and terms by phone when the auction date is close.
- The four pillars. Motivation, timeline, price, and condition. Every seller, every time.
How to use it
Read it out loud ten times before your first call. Then stop reading it and start talking. The script is there so you never freeze, not so you sound like a robot.
The fine print
This is a teaching version for education only, not legal advice. Foreclosure rules are different in every state. In California, buying a home in foreclosure from someone who lives there is covered by Civil Code 1695, and charging for help to stop a foreclosure can fall under Civil Code 2945. Have a real estate attorney review your scripts and contracts.
